The Karges-Faulconbridge, Inc. project is a LEED certified project for which Sunde Engineering provided stormwater management design, including rate reduction, treatment, and discharge water compliance.  Prior to participating in the LEED for Existing Buildings pilot program, an existing building of approximately 33,000 square feet was situated on a 3.6 acre parcel of land, with the majority of the pre-developed site consisting of a large impervious parking lot.  Storm water runoff from the entire parking lot was sloped to two catch basins on the north side of the parking lot and rain water from the roof was collected and piped to the storm sewer.  Due to the nature of the site the storm water was untreated and directed straight into the storm sewer without an opportunity to be treated or infiltrated.

Development allowed for an increase of green space while decreasing the amount of storm water runoff.  To accomplish this, 30% of the parking area was removed and replaced by a grassy area with a catch basin located at a depression within this area.  Storm water was directed to flow across the smaller parking lot into the grassy area and subsequently into the catch basin, allowing the storm water to be filtered by grasses and absorbed by the soil before entering the storm sewer system.  Wildflowers and native prairie grasses (instead of the traditionally high-maintenance blue grass) were used for this project.
